Carbon Proof measures where commercial real estate stands against net zero and defines the capital pathway to bring it into alignment. We support investors, asset managers and their advisers across the UK and Europe with analysis robust enough to underpin investment, financing and reporting decisions.

Net-zero benchmarking

We assess each asset against the CRREM decarbonisation pathway for its use and market and establish its misalignment year — the point at which projected energy or carbon intensity is expected to exceed that pathway. The assessment spans energy and carbon, including refrigerant emissions that conventional screening typically omits, and resolves into an asset- and portfolio-level view of transition risk: the exposure that bears on valuation, capital planning and regulatory compliance.

Retrofit planning

Where an asset is misaligned, we define the route back. Each roadmap sets out the interventions required, sequences them in a deliverable order and costs them against published UK and European benchmarks. Two framings are available: the lowest-cost programme to reach alignment by a specified target year, or the earliest date by which an asset can realistically align. The output is a costed, prioritised capital plan suited to budgeting, business planning and lender engagement.

Basis of assessment

Our analysis is CRREM-aligned and fully reproducible. Every figure is traceable to primary or recognised industry evidence, and each assessment can be reconstructed and re-verified at any future point. This is what allows the output to be relied upon in investment-committee, transactional and audit settings.
